Available plots in the Phase 2 development of Los Altos de Princesa Kristina, Manilva.

Los Altos de Princesa Kristina is perfectly positioned on a hilltop above Manilva, offering stunning panoramic views in every direction. It is located just 18 kilometers from Estepona and 97 kilometers from Malaga Airport, making it easily accessible. The beach is only 2 kilometers away, and the La Duquesa port is a short 3-kilometer drive from the urbanization.

The plots are zoned for single-family detached houses on direct urban land, according to the element modification classification. The details are as follows:

The land for the community Los Altos de Princesa Kristina was purchased and developed as an extension of the existing urbanisation Princesa Kristina in 2000.
Los Altos de Princesa Kristina is a well-maintained community consisting of five houses which was completed in 2004 and 2005, each house has a first occupancy license.

The current community fee is €400 annually. The community fee will have a minor increase in the future. The cost for consumption of drinking water will be paid according to Hidralia’ s official tariffs.

Water for irrigation comes from the community well and the cost is approximately 0,4€/m3.
The community has paved and spacious roads with sidewalks on both sides with a roundabout at the end, and prepared access to all plots. Each plot is ready for electricity, water, and sewage connections.
Additionally, the community has a private well for irrigation, and the main water supply is currently connected to the neighbouring community Princesa Kristina. The water connection to Hidralia is prepared but requires updating with holding storage and a pump to achieve necessary water pressure. The estimated cost for finalizing the connection to Hidralia is €25,000, the cost will be divided among the owners.
Connection to Hidralia is a requirement for obtaining first occupancy licenses for the new houses.
Two of the plots will be reduced by 20 to 30 square meters to accommodate water and electricity connections. The gated community requires an updated fence upon project completion.
The ground consists of layers of hard sand and stone. A geotechnical report from 2001 needs updating to comply with current regulations. When the existing houses were built, 30 to 50 centimetres of soil were removed for construction preparation.
There are no visible damages from ground movement in the current buildings.
Building licenses for new projects must be renewed and updated for all plots according to current regulations and specific house designs.

The sellers prefer to sell the first three plots to one buyer but are open to discussions for all available plots.
Asking Price: €150 per square meter.
